Jay Osborne’s Free Backyard Farmhouse ADU Plans are practical, compact and efficient with all the character of a restored farmhouse home. This variation has a ground floor bedroom and bathroom. The first floor bedroom can be built at the same time as the rest of the small house or added later as an addition. <\/p>\n

Having a bedroom and bathroom on the first floor is practical if you want to use this as a granny flat. You can add the extra space later, or you can build the house as this larger footprint small house.<\/p>\n

Alternately the rear addition can be an office.<\/p>\n

This is just one idea for making the house larger, while still retaining historical proportions.<\/p><\/blockquote>\n

This plan also shows the option of putting the house on a basement. If there is no basement, the space under the stairs adds storage.<\/p>\n

There are alternative plans available. This variation shows the stairs making an L. The plan above shows the stairs in a U.<\/p>\n

There is also a modification with the staircase easier to build and adapt to Canadian codes. \u201cBy making it an L shape, this staircase changed the layout of the main level. So it\u2019s now more open.\u201d<\/p>\n

The bedroom suite is like a simple addition to the main house. It could be applied to any of my designs. So I may later make some stand-alone drawings for it. That way, you can add this first-floor bedroom suite to any one of my houses\u2014 or any of your own.<\/p><\/blockquote>\n

This opens up the downstairs, like more current homes. In the original design the living room could have a door, like older homes. This made it a more private guest bedroom.\u00a0 Both plans are available; with the original stairs and separate living room and with the stairs reoriented and a more open downstairs floor plan.<\/p>\n
