They came out to evaluate our land to be sure the house we picked will fit there today. We had already decided we would put the house on the front of the land. The builder and the grader met me on the land. He measured and put flags where the house will be. It was pretty close to where we had put our flags.<\/p>\n

The lot is a little below flood plain, so we discussed what it will take to raise the land above flood level. He measured the elevation to see what it will take to get us above flood level.<\/p>\n

Even with raising the elevation, the estimate was pretty much in line with what we had thought. We had already had a previous estimate for putting a modular on another area on the land and had the original sticker shock then.<\/p>\n

We have an old chain link fence that has to be pulled out and some brush and saplings cleared. They will also put in a culvert and driveway to the back of the land. But at least it’s pretty level.<\/p>\n

Here we have the costs for clearing the trees and brush and taking out the chain link fence, putting in the driveways and adding more soil to get us out of the flood zone. Notice they circled and Xed Special Flood Hazard Area. They reminded us over and over.<\/p>\n

This marks how much it is going to cost to put in the sewer, water and gas. It saves money to be so much closer to the road. Enough to make up for building in the flood zone part of the land? We will see.<\/p>\n

So, here is the very rough plan. House, garage, driveway, second drive and culvert. He found us to need to come up by 2′ at the most.<\/p>\n

Homeowner to work on setting up and having marked water, sewer and power. (I made those calls the same day. They came out to mark and there isn’t anything underground.)<\/p>\n

Additional 12″ of dirt inside crawl to lift out of flood zone – will require additional 2 – 3 runs of block in addition to what’s required to level for high point.<\/p>\n
