Architect Ira Fernando has been designing US code compliant homes for over 23 years. Small house plans start at $1.99 for digital copies. Printed copies start at $19.99.<\/p>\n

The printed plans have 24 pages.\u00a0 It includes construction plans with all of the schedules; foundation, footing, framing, roof, doors, windows and walls.\u00a0 Many plans also include various cross sections, a sample layout, exterior and interior trim options and variations on the basic plan.<\/p>\n

The master bedroom is big enough for a king-sized bed. (You need a wall at least 12-feet wide for a king-sized bed to fit well.) Each bedroom gets a closet and there is a closet in the hallway.<\/p>\n

There is a 6-foot+ deep porch on the front, which is deep enough for chairs, even rocking chairs if they aren’t too big. A glider would fit even better.<\/p>\n

There are windows on both sides of the house. A lot of plans don’t include side windows because so many houses are built too close together. Build so that your windows don’t look directly into your neighbor’s windows.<\/p>\n

Ira Fernando’s MTO 01 Plan is my favorite. The design is a 2-bedroom, 1-bath cabin that is only 790 square feet.<\/p>\n

There is a laundry area in the kitchen. The bathroom can be entered from the kitchen or the master bedroom. Each bedroom gets a closet.<\/p>\n

It has a small home office with a door that closes!\u00a0 My office does not have a door. I did not realized how often I would like a way to have a private conversation, not have to hear the rest of the house or lock out the dogs.<\/p>\n

The house is small, but Ira Fernando pushed a lot of practical space into it.<\/p>\n
