Sill Plate: How the Modular Home Attaches to the Foundation

Sill Plate: How the Modular Home Attaches to the Foundation

How do you connect a modular home to the foundation?

The foundation connects to a sill plate with anchor bolts. Then the cabin will attach to the sill plate. There is a seal between the block and the wood to keep moisture from wicking through.

Anchor bolts

The block guys cemented in these anchor bolts.

Anchor Bolt Pattern Detail

This is the anchor bolt pattern from the house plans. The anchor bolts are no more than 6 feet apart. They are closer at the corners.

Styrofoam Brand Sill Seal Foam Gasket

First they put down a foam gasket called Sill Seal.

  • Closed-cell polyethylene foam compresses to seal gaps in irregular surfaces, helping reduce air infiltration for a tighter building envelope and enhanced energy savings
  • Provides excellent and enduring resistance to water and water vapor

Styrofoam™ Brand Sill Seal Foam Gasket is a flexible polyethylene foam gasketing strip that can help reduce air infiltration between a concrete foundation and sill plate, around windows and doors – and even between floors. The closed-cell polyethylene foam compresses to seal gaps in irregular surfaces, helping reduce air infiltration for a tighter building envelope and enhanced energy savings. It provides excellent and enduring resistance to water and water vapor.

Sill plate bolted to the foundation

The anchor bolts secure the wood sill plate.

A sill plate or sole plate in construction and architecture is the bottom horizontal member of a wall or building to which vertical members are attached.

Next, the anchor bolts are countersunk into an upper plate to provide a flush upper plate surface.

Second layer of wood so the cabin will slide into place on the foundation

That means a second layer of wood is attached so the house will not snag on the bolts. This is the carpenter drilling out holes for the bolts to go through.

Countersunk anchor bolts

The carpenter drilled holes for each of the bolts in the second layer of lumber.

Master Flow Foundation Vents

The top piece of wood is smooth so the cabin can slide into place.

The carpenter also put in the vents. They are Master Flow vents.

New load of gravel

Taylor showed up Friday and dropped off a load of gravel. That will be for the foundation drains. Then we can call for the next inspection.

Taylor Fowler with Fowler Excavating has managed all of the subcontractors.

The cabin is from Westwood Cabins. You can see more photos and floor plans at www.westwoodcabins.com and www.facebook.com/westwoodcabins.
