Pre-Fab Flat Pack Housing Pods

These little housing pods are on eBay. They are sold by Calm Water Supply. You can find them on Facebook Marketplace, too. They are listed as Modular homes and as Container homes, but they are not what people are usually talking about when they use those words.

Modular

A modular home is built in a factory in one or more sections or modules. They are inspected as they are built to pass the same local, state, and regional building codes as any other house for where they are going to be delivered to. The house is on a permanent foundation. Many areas are zoned to allow modular homes and stick built homes only. They do not allow any less traditional housing.

However the word modular has a lot of other meanings. Pre-made cabinets like you buy at Lowes are modular. Tupperware food containers that stack to organize your pantry are called Modular Mates. Sectional Sofas, the ones that come in sections that can be rearranged are called Modular. ClosetMaid and other companies sell configurable modular storage.

Modular Buildings can be offices, classrooms, or apartments built with pre-fab stackable, repeatable units. These may be inspected to building code standards, but usually not. They are often for temporary use.

Pods can be set up on blocks or a slab. Sometimes they are put on a permanent or semi-permanent foundation.

They can be stacked and connected into multiple configurations.

Container

When people say something is a container home, they usually mean it is made from a steel shipping container. Starting with a new or used freight shipping container box, areas are cut out to install windows and doors. They are insulated, interior walls are framed and electricity and plumbing are added.

These buildings come flat-packed. They are not made from a container. They are prefabricated housing pods that can be quickly unfolded, ready to use. They are available in 20-foot and 40-foot sizes, like the size of shipping containers.

Pod Homes

These little flat-packed, unfold-on-site houses are pod homes. They are small, self-contained, prefab units built in a factory, then transported to where they will be used.

Multiple pods can be combined.

You can order pods with plumbing; showers, sinks, and toilets, ready to attach to water and sewer. They can come pre-wired, to quickly connect to electricity.  Add stairs and a railing to turn the roof into a deck.

Pods are unfolded on location.

Once unfolded, they are already finished inside and out.

Pods are shipped to site and lifted into place by crane.

Each pod is 200 or 400 square feet.

Delivery and Setup Costs: Depending on quantity, location, access constraints, and installation needs, typical U.S. nationwide fees range from $3,800 to $4,800 to have unit arrive at USA address. Off-loading will need to be discussed prior as it needs to be a well-orchestrated process to assure no additional trucking standby delivery charges.
